Further fine tuned method for investing in REITs.

I have further fine tuned my REITs selection criterias as the follows, and I also used First REIT 2Q 2011 financial result as an example to illustrate:

Criteria #1: REIT Price Undervalued (current price < NAV)  
my entry point 76.5 cents < NAV 77.8 cents

Criteria #2: High Dividend Yield (> 6%)
base on 2Q11 data the projected annual Dividend Yield is around 8.3%

Criteria #3:  Low Debt/Property Value Ratio (< 30%)
base on 2Q11 data the Debt/Property Value ratio is about 24%


Criteria #4: High Interest Coverage Ratio (> 10)
about 15 for First REIT

Criteria #5: Short Term Debt / Total Debt (< 30%)
18.7% for first REIT

Optional Criteria #1: High NPI Yield (>95%)
NPI / Total Revenue = 98%

Optional Criteria #2: Management Fee / Net Property Income - reasonable
9.8%

Optional Criteria #3: Management Fee / Property Value - reasonable
0.22%

If I bought these stocks.

I have mentioned some good buy sign of US stocks in my previous blogs, I summarize it as below:

19.10.2011 - AMED, AFAM
21.10.2010 - AAPL
31.10.2010 - LANC, PTI

Now let's do a simple assumption if I have SGD$10,000 and I bought $2,000 on each stock and hold it upto today what will happen?

We can noticed that in US dollar term no gain no lost, but if we take into consideration of SGD appreciated about 6% during that period eventually I have encountered a capital lost of $600.

In conclusion my stock picking method have to be further fine tuned and if we want to invest into US stock market we must be aware of the potential currency exchange rate risk.

An offer in-hand

16.06.2011 was a remarkable day for me, after waiting for the excited news close to two weeks in the late afternoon I received a call from my recruitment agent. The final approval processes have been completed (with 5 levels of approval). A job offer has been granted to me and I will start work on next Tuesday.

After 15 weeks persistence hard-working job searching journey, stayed 25 days at home without a job, sending out 126 sets of resumes, attended total 11 round of interviews from 8 different companies; finally I grabbed an good job offer from a US base Fortune 500 MNC with annual remunation increment more than 20%.

Hope I can settle down quickly and be adjusted to the new environment as soon as possible.

Life is such an amazing thing as we never know what will happen to you tomorrow.

But I always believe that God will reward those people who continues working hard, willing to put in efforts, never easily give up and alway moving forward toward your personal goals.
