Hu Li Yang(胡立阳)’s Talk

Finally I got the chance to listen to Hu Li Yang’s talk at the Shares Investment Conference 2011(《股市资讯》2011年投资研讨峰会) held on last Saturday (17.09) at Raffles City.
Below were the main picks from his talk (definite a very useful trade rules to follow):
1.     Cut loss rule
·         Drop 7% in one day
·         Drop 10% in two days
·         Price continues declining for three days
·         Four out of five days price is going downwards

2.     To realize/protect capital gain rule
A simple rule to follow always set 90% of current price as the selling off point.

3.     Best & Worst trading month(s)
Best month(s) – Nov, Dec, Jan
Worst month(s) – Aug, Sep

4.     Double Resistance – when recovering from the bear market
When stock has doubled from the lowest point, it will face resistance.
E.g. S&P500 – bottom was about 700 points in mar’09, the resistance level will be 1,400 points.

5.     Correction & Support level
Once market correction is reached15-20% from the peak it will have a strong support level.
Same for upwards market it will also have some adjustments/pull-backs once moving up more than 15-20%. E.g. S&P500 - peak was about 1,370 so the support level is about 1,100 to 1,160 range.

6.     Moving Average
To use 10 days & 10 weeks (50 days) MA line to identify short/long term trends.

7.     Technical Analysis (FA) is more applicable to general investor
Our capital (bullet) is limited - have limited time & trade.
Fundamental Analysis (FA) is more favorable to Buffet (with large capital and are also able to hold it for long term).

What I have achieved so far.

Just received my RES exam results on 1st Sep, managed to clear these two papers on my 2nd sitting.

In Summary I have cleared below papers covered in different areas for this year:

1. CMFAS module 5;
2. CFP module 4 & 5;
3. Certificate in Business Skills for Start-up from RP;
4. RES exam Paper 1 & 2.

My next challenge will be ACCA Diploma in Accounting & Business as well as CMFAS module 9 (which I failed twice).

Life is short we have to continue moving on and upgrading ourselves. Cheers!

Further fine tuned method for investing in REITs.

I have further fine tuned my REITs selection criterias as the follows, and I also used First REIT 2Q 2011 financial result as an example to illustrate:

Criteria #1: REIT Price Undervalued (current price < NAV)  
my entry point 76.5 cents < NAV 77.8 cents

Criteria #2: High Dividend Yield (> 6%)
base on 2Q11 data the projected annual Dividend Yield is around 8.3%

Criteria #3:  Low Debt/Property Value Ratio (< 30%)
base on 2Q11 data the Debt/Property Value ratio is about 24%


Criteria #4: High Interest Coverage Ratio (> 10)
about 15 for First REIT

Criteria #5: Short Term Debt / Total Debt (< 30%)
18.7% for first REIT

We can noticed that in US dollar term no gain no lost, but if we take into consideration of SGD appreciated about 6% during that period eventually I have encountered a capital lost of $600.

In conclusion my stock picking method have to be further fine tuned and if we want to invest into US stock market we must be aware of the potential currency exchange rate risk.

An offer in-hand

16.06.2011 was a remarkable day for me, after waiting for the excited news close to two weeks in the late afternoon I received a call from my recruitment agent. The final approval processes have been completed (with 5 levels of approval). A job offer has been granted to me and I will start work on next Tuesday.

After 15 weeks persistence hard-working job searching journey, stayed 25 days at home without a job, sending out 126 sets of resumes, attended total 11 round of interviews from 8 different companies; finally I grabbed an good job offer from a US base Fortune 500 MNC with annual remunation increment more than 20%.

Hope I can settle down quickly and be adjusted to the new environment as soon as possible.

Life is such an amazing thing as we never know what will happen to you tomorrow.

But I always believe that God will reward those people who continues working hard, willing to put in efforts, never easily give up and alway moving forward toward your personal goals.

A story about Anna Mary Robertson

Anna was a young farm girl who loved to paint. He dream was to become a world famous painter. Alas, her parents told her that she would starve as a painter and she should forget her stupid dream. She was told that her role in life was to marry a good husband, look after the farm and raise children.

Being the obedient girl that she was, Anna put aside her dreams and started a family in her teens. She had 10 children by her 20s, had grandchildren in her 40s and was a great grandmother in her 60s. By the age of 75, after her husband died and her children had grown up, she became too old to work on the farm. So, she decided to fulfill her childhood dream of becoming a painter. She went to the town's art store and bought brushes, paints and canvases and started painting in front of her barn. She self studied and painted 'Primitive American Landscape' and sold her first painting at age 77. She became affectionately known as Grandma Moses.

By age 79, her paintings were showcased in the Museum of  Modern Art (New York). During the 1950s, her exhibitions were so popular that they broke attendance records all over the world. The National Association of House Dress Manufacturers honored her as their 1951Woman of the Year. At age 88, Mademoiselle magazine named Grandma Moses a "Young Woman of the Year". Philadelphia's Moore College of Art awarded her its first honorary doctorate degree.

In the last 10 years of her life, her paintings were selling for $100,000 each. She had painted 3,600 pieces in the last 20 years. She made more money in a year than in an entire lifetime working on the farm!

In November 2006, her work Sugaring Off (1943), became her highest selling work at US $1.2 million. It is estimated that If she had starting painting in her teens, she would have become one of the richest women in America!

So never give up your dreams!

17 more days to go.

Time flies, only left 17 days with my current employment. I will become a jobless man on 26th May. I have attended 3 interviews last week. After gone through the interview processes, I realized that there are a lot of areas can be further improved. In the other words, if I have done my homework thoroughly, I can do it better during the interview, eventually secure the jobs.

Now only one thing I can is wait and continue looking for other opportunities, further fine tune my resume, preparing interview Q&A beforehand.

I just celebrated Mother’s day with my mum one day ago. May true loves & cares from my families always inspiring me to overcome the obstacles and enabling me to move on toward my destination.

Just checked FPAS website I have passed Module 4 - Investment Planning & Module 5 - Retirement Planning in my 1st sitting.

Now I am qualified to obtain my professional designation as Associate Wealth Planner (AWP). So many things happened since last year December (pass Module 1 exam), anyway it’s definite regards as a good motivations to cheer me up and enable me keep on moving forward.

Sold my holding of Best World International

Today I sold all my holding of Best World International @0.26 after about 3 months holding due to my short term financial commitment as well as no clear sign of future capital gain on this counter.

Overall base on my entry price 0.285 and exit price 0.26 after minus transaction cost I have encountered about 12.4% realised lost.

I think I am still not good enough to control my emotion and am too eager to entry into the market. As Mr. Buffet always mentioned we should limit our trades and only focus on high chances of success investment (margin of safety + fundamental strong financial results + wonderful management) then watch it carefully and hold it for long term.

My mistakes on China Gaoxian

China Gaoxian plunged 24% (from 0.25 to 0.19) on a whopping 140m shares changed hand on March 21. In the late evening the company requested for a trading halt, which was called shortly after the company received a request from the SGX about the unusual trading activity. 

From the sharp price decline the natural assumption is that there must be some issues which could be price sensitive that some participants in the market know but which has not been made public to all investors. 

In summary I have several trading mistakes on this counter:


(1)   Entered at wrong timing: I entered on 26th Jan @0.34 after the stock has plunged from 0.41 to 0.335 (abt 22% drop) within one day and I thought that was a good opportunity to get a bargain.
(2)   Not follow my cut lost rule: when the stock price drop to 0.27 on 16th Feb which already met my 20% cut lost point but I am still hoping this counter will perform well after the full year results to be released by the end of Feb.
(3)   Buy additional lots when stock is in down trend: I doubled my holding during Japan earth quake & radiation crisis on 17th Mar @0.225 the averaged down my entry price to 0.285.
(4)   Not exit the market when lost is minimized: on 18th Mar there is a chance I can sell this counter @0.26 and minimize my total lost to less than 10%. But I am still hoping it will go up further.
(5)   Not cut lost immediately during market panic: on 21st Mar afternoon when the stock declined to 0.22 (abt 23% lost) I am not cut lost immediately until the stock price finally went down to 0.19 (abt 33% lost).

Now my averaged entry price for China Gaoxian was 0.285, for China Taisan was 0.165.

For Bio-Treat since even only 0.5 cent movement will be resulted abt 12% profit and I am willing to speculate on this counter.

China TaiSan 2010 financial result

Finally, China TaiSan result was released on 28th Feb.

I summarized my key findings here:

(1)   Revenue up 63.0% yoy
(2)   Net profit up 136.3% yoy
(3)   Gross Profit Margin 26.4% and Net Profit Margin 18.6%
(4)   ROE 20.5%
(5)   Cash or cash equivalents abt 12.77 cents
(6)   NAV increased 109.5% to 21.63 cents
(7)   Earning per share 4.95 cents – base on entry price 18 cents P/E ratio 3.64
(8)   Dividend pay out 0.67 cents per share – base on entry price 18 cents 3.7% dividend yield.

China Gaoxian 2010 financial result

Just noticed that SGX website has updated with China Gaoxian 2010 full year financial result.

Summarized some key findings here:

      (1)  Full year revenue increased 6.7%.
      (2) Gross margin maintained at 30.5% compared with 31.8% in 2009.
      (3) Maintained its net profit margin at 21.1% in 2010, similar to that of 22.6% in 2009.
      (4) Net cash inflows from operating activities of RMB757.3 million as compared to RMB317.8 million last year.
      (5)  Full year earning per share abt 5.47 cents – base on current stock price 26 cents work out P/E ratio 4.75.
      (6)  NAV increased 28% to 22.74 cents.
      (7)  Cash or cash equivalent increased 77% to 14 cents per share.
      (8)  Quick ratio: 3.25, Debit / Asset ratio: 0.23.

      Entry price 34.05 cents - projected P/E ratio 6.22 (base on 2010 EPS 5.47 cents).
      If we estimate its EPS just maintained at 5.47 cents per share in 2011 and a reasonable P/E ratio of 8 (current industrial average was 12) the fair value of the stock price should be 43.76 cents.

Anyway in stock market there are no such thing called "reasonable" and I should not expect market to behave in a rational way.

Best World International (BWL) 2010 financial result highlights

On 22nd another one of my holding counter BWL also released its full 2010 financial result.

Entry point: 29.05 cents
Current price: 27 cents – down abt 7.1%
Dividend pay out announced: 1 cent per share
Dividend yield: 3.44%

Base on the result released, I am a bit concerned about this counter.
Summarized some important findings here:

(1)   Revenue decreased 32% from 73M to 49.5M.
(2)   Net profit decreased 78% from 9.7M to 2.1M.
(3)   Net profit margin decreased from 13.3% to 4.9%.
(4)   Earning per share decreased 74.6% from 4.69 cents to 1.19 cents.
(5)   NAV per share decreased from 26.18 cents to 24.65 cents.

But if we just look at 4th Quarter financial result alone, the future may look brighter now:

(1)   4Q10 contributed abt 16.8M revenue - projected full year revenue 67.2M.
(2)   The whole 2010 profit 2.1M actually came from 4Q10.
(3)   4Q10 net profit margin kept at 13.5%.
(4)   4Q10 earning per share 1.11 cents – projected full year P/E ratio 6.1.

In addition this counter was backed by 17 cents cash or cash equivalent per share.
In conclusion I will hold on my current position for another 3 months and am expecting some goods news come from 1st quarter 2011 financial result.

HockLianSeng full 2010 financial result highlights

HockLianSend released its full 2010 financial result on 22nd Feb, revenue and profit looks within expectation and I am not going to spend any time to discuss abt these two factors here.

I summarized some important points to support my continuation holding onto this counter as below:

(1) 1.625 cents per share dividend payout - base on my entry point 31.55 cents abt 5.15% yield.

(2) Cash or cash equivalents abt 32.45 cents per share as per 2010 book closure data - entry point 31.55 cents was backed by 32.45 cents cash per share.

(3) NAV increased from 14.6 cents (2009 end)  to 17.5 cents (2010 end) - abt 20% increase.

Base on above 3 factors I am willing to hold this counter due to its good dividend payout as well as strong cash & book value per share backing.

Multiple source of incomes

I am intent to increase my other source of incomes (other than normal salary income) to 20% of my total annual income by the end of this year.

Here I listed down some possible source of incomes I can generate over the remaining 10 months period:

1.) Investment Gain / Dividends / Interests
2.) Rental income
3.) Freelance job (work at home) income
4.) Government cash bonus
5.) Others

My ultimate goal is to increase my non-salary income to 50% before reaching 40s.

My Technical Analysis tools

After done so many fundamental parts to learn how to analyze a company's fundamentals, now I realised the important of technical indicators in order to start marking money from my selected counters. In other words, to determine the right price to enter the market and the right price to exit it.

As a matter of fact, there are so many indicators that can be used to make a buy or sell decision. I would like to only use the most effective and simple indicators:

1. Simple Moving Average (SMA) - using 20 & 50 days

Buy signal: price is above 20 SMA and the 20 SMA crosses over above the 50 SMA.
Sell signal: price is below 20 SMA and moving downwards to the 50 SMA.


2. Moving Average Convergence Divergence (MACD)

MACD can give meaningful feedback only as trends change, and the MACD is less useful if the market is not trending. Zero crossovers provide evidence of a change in the direction of a trend.

When the lines and histogram cross up, this is a simple buy signal.
When the lines and histogram cross down, this is a simple sell signal.


3. Trading Volume + Volume (MA)

Only consider buy a counter which is reasonably actively traded with the support of healthy trading volume.

If the uptrend of a stock price were supported by an increasing trading volume indicate the price have a strong support.

Extra caution is needed if the trading volume is high with a downward stock price movement.


4. Parabolic SAR (SAR - stop and reverse)

The indicator generally works well in trending markets, but not a good indicator during non-trending, sideways phases.

The price rises above the green dots is generally bullish sign,
while if the price is below the red dots is generally bearish sign.


5. Relative Strength Index (RSI)

The Relative Strength Index Technical Indicator (RSI) is a price-following oscillator that ranges between 0 and 100.

RSI > 80 overbought - sell signal
RSI >60 probably bull - buy signal
RSI < 20 oversold - buy signal

Traditionally, RSI readings greater than the 80 level are considered to be in overbought territory.
RSI readings lower than the 20 level are considered to be in oversold territory.
In between the 20 and 80 level is considered neutral, with the 50 level a sign of no trend.
